New Apartment Clubhouse Breaks Ground in Fitchburg, WI

Sun Valley Apartments in Fitchburg, Wisconsin, is getting a new clubhouse, being designed and built by Iconica, a Madison, Wisconsin design-build firm. The 2,100 square foot standalone building will bring the fitness center, leasing office, and package pickup out of an existing apartment building and into a space built just for them, freeing up that unit for housing while giving residents a true community hub.

What the Clubhouse Includes

The new clubhouse is designed to cover everything residents rely on day-to-day:

• A fitness center
• A leasing office
• Two unisex bathrooms
• A break room
• Parcel storage for package pickup
• An outdoor seating and grilling area

The Need Behind the New Clubhouse

Right now, Sun Valley’s leasing office and fitness center are housed inside one of the apartment buildings, taking up space that could otherwise be used for housing. This new clubhouse solves that. Once complete, it will free up that unit to be converted back into an apartment, while giving residents a standalone space designed specifically to serve their needs, including the addition of a new outdoor seating and grilling area for residents to enjoy.

Designed to Fit the Community

The clubhouse’s finishes were designed to match the existing apartment buildings’ colonial architecture style, so the new structure feels like a natural extension of the community rather than a separate addition.

How Design-Build Kept This Project on Track

This project is a good example of what our integrated design-build approach can do for a schedule. Instead of designing the project, bidding it out, and then coordinating with contractors afterward, Iconica’s design-build team worked together from day one. By coordinating with MEP engineers, civil team, architects, subcontractors, and permitting agencies throughout design, we streamlined decision-making, met agency review timelines, stayed on schedule, and kept the project on budget.
